Vice President of Sales and Marketing

The Vice President of Sales and Marketing is responsible for leading all sales and marketing activities in the Division, including hiring and supervision of sales and marketing personnel and coordination of marketing agency efforts. In addition, this position is responsible for setting and achieving revenue targets that align with Margin, Return and other financial metrics for the Division. The VP Operations is a key member of the Houston leadership team who should champion and promote effective interdepartmental communication and coordination.
Essential Duties and Responsibilities
Participates as a member of Senior Management.
Reports regularly to the Division President on the status of all Sales and Marketing metrics.
Reviews controllable spending with the Division President and Sales & Marketing Team members regularly.
Participates in the annual business plan process and in the quarterly forecasting process.
Participates in policy, procedure, and global process discussions.
Provides consultative input on plan design to ensure the product best fits the market needs.
Evaluates sales processes and marketing needs services on a continual basis to define opportunities and requirements.
Provides leadership and direction for the Division’s Sales and Marketing teams.
Participate as a member of the company’s Interdivisional Sales & Marketing Team (IDSAM)
Responsible for pricing, selling, and closing the new homes for the Division.
Hires, trains, and supervises sales personnel, including Sales Assistants, to ensure that such personnel are trained on a consistent basis regarding sales techniques, construction knowledge, and personal growth.
Establish sales and closings budgets.
Develops guidelines and goals for sales and closing of homes within the Division, including overall responsibility for:
Sales unit performance.
Customer management through the process.
Foundations and other training.
Sales contract review and compliance.
Intimately understand the competition to provide Shea the best chance of success.
Conduct periodic meetings to consistently train, communicate with, and lead the sales team.
Leads department and team meetings.
Handle execution of annual Community Sales Rep Agreements.
Establishes sales spending targets and ensures expense targets are met.
Manage escalated customer issues.
Plans all sales activities for new community openings, including contract addenda setup.
Provide leadership for our relationship with Shea Mortgage and any other mortgage lending relationships we may pursue.
Manage the marketing efforts of the Division through employees and through relationships with marketing agencies (i.e. – Boe Creative) and other partners (i.e. – AlphaVision).
Work with the marketing agency to create Division and Field level marketing plans that provide the greatest positive impact on sales, while considering the cost, including:
Plan all marketing activities for new community openings, including:
Sales office planning and deployment.
Grand opening and other events
Create a marketing timeline, accompanying budget and strategic reasoning for approval.
Understand market and customer needs to ensure Division’s success on product, price and position.
Work with developers on joint marketing opportunities.
Promote consistent image that support the Shea brand throughout all product lines, promotional materials, and events.
Understand and interface with corporate marketing functions.
Understands business implications of decisions; Demonstrates knowledge of market and competition; Aligns work with strategic goals and profitability.
Strong business acumen and ability to align sales department initiatives with Division needs.
Willingness to think creatively to identify, evaluate, and address opportunities.
Proven track record of achievement and sustained business results.
Demonstrated visionary, yet tactical leadership.Must be able to translate ideas into clear, discrete action plans.

Bachelor’s degree in Business, Sales/Marketing or equivalent.
10 years sales management experience in the homebuilding industry, managing a sales team.
Demonstrated success in sales and marketing.

Proven ability to project a positive and professional image of the stature befitting the position.
Ability to and oversee completion of delegated tasks – good follow-up skills a must.
