Senior Vice President Operations Department: Management Services Reports to: Chief Operating Officer Supervises: Vice Presidents Status: Exempt Purpose of the Job: The SVP Operations reports to the Chief Operating Officer and is responsible for all phases of the property management operation within the designated portfolio. The SVP has direct oversight of all VPs and RMs within the portfolio, and is indirectly responsible for overseeing all site associates. Essential Functions and Responsibilities: • Provide direct leadership and management to identified assets with special needs • Help develop strategy for assets and region in concert with other SVP Operations, and senior team • Ensure effective execution of corporate strategy within region and on-site • Attract and retain high caliber management team • Visit portfolio properties on a consistent and frequent basis to ensure operational effectiveness and proper asset management • Partner with support departments to ensure programs, policies and procedures established by Bell Partners are adhered to throughout the portfolio • Routinely evaluate talent in partnership with Human Resources • Provide leadership to regional staff • Evaluate monthly financial reports and provide guidance and direction to the regional management team in property financial operations. Ensure achievement of NOI • Hold VPs accountable for financial performance, capital execution and repositioning, and operational matters including resident feedback, training, personnel management and operating goals and performance standards • Review and approve Bell’s recommended operating budgets, including capital improvements for all communities in respective region, as well as assimilation • Provide direction to appropriate teams in assimilation of new properties • Communicate effectively with senior management team and support groups • Communicate with owners as necessary to ensure concerns are addressed, performance meets expectations, and relationship remains solid • Serve as ambassadors to clients, as assigned • Work with SVP Construction Services and Regional Director of Construction representatives on capital planning and renovation capital improvement projects (interior and exterior) to ensure projects create expected value-add and maintain physical integrity of asset • Remain informed of market conditions and knowledge of portfolio.
