Established in 1923 in Long Beach, CA, the Apartment Association of California Southern Cities (AACSC) is a professional non-profit trade association for residential rental property owners and managers in the greater southern section of Los Angeles County. The AACSC focus is on professional education and training for owners and property managers, legislative advocacy at the State and Local levels,
and providing our members with the most up-to-date tools necessary to efficiently run their properties. We provide low cost credit screening, legally correct leasing documents, property management advice, trade vendor referrals, and much more. Our central office is in Long Beach, and we have area offices in Bellflower, Lawndale Lynwood, Norwalk, South Gate and Torrance for your convenience. Members of the Association are also part of the National Apartment Association, which provides a wealth of resources for you and legislative advocacy at the national level.
Serves as **MEMBERS ONLY**SIGN UP NOW***. (AACSC) senior executive for all internal business operations including financial management, office and staff operations, human resources, and contract administration.
Oversees the entire range of Association marketing activities; strategic planning, product research and development, sales promotions, membership recruitment, member/customer/partner relations, and content of print and electronic communications from the organization.
Serves on a team with senior directors to define and implement strategies and innovations for increasing value to members. Ensures that internal infrastructures and resources are sufficient to support the Association’s programs and strategies through adequate staffing, equipment, materials, and supplies.
Executes sound business practices to the Association’s operations and establishes performance benchmarks and to gain economy and efficiency. Fosters productive relationships among AACSC’s professional staff, its clients and suppliers through effective customer relations management.
Serves as the primary spokesperson and point of contact for the Association when the Board Chair is unavailable.
ASSOCIATION MARKETING OF MEMBERSHIP DEVELOPMENT AND MEMBERSHIP SERVICES
Plans, organizes and directs membership promotion, services and retention programs, evaluates the results and recommends policies, procedures and actions to achieve membership goals
Oversees and leads a team of senior directors to define and implement strategies and innovations to benefit our members, product service council and management service council members.
Assures that all funds, physical assets and other Association property are appropriately safeguarded and administered
Operates within the approved budget
Collects dues, advertising and credit check fees and other accounts receivables due the Association.
Establishes and implement policies to terminate delinquent memberships and vendors
Exercises control of budget and makes all arrangements to meet financial objectives
Represents the Association in any and all local, district and state governmental matters affecting the Association and the real estate industry
Serves on local, area, state and national committees if appointed
Conducts research and related projects on subjects deemed of importance to the membership and prepares and publishes the results
Develops specific administrative policies, procedures and programs to implement the general policies of the Board of Directors
Establishes and oversees a sound administrative structure for the Association office
Plans the general administration for the entire Association operation. The Executive Director maintains the overall responsibility of all Association projects
Provides the necessary liaison and staff support to committee chairs to enable committees to properly perform their functions
Ensures that committee decisions and recommendations are submitted to the Board of Directors for approval
Executes contracts and commitment as authorized by the Board of Directors or within established policies
Maintains official records of the Board of Director’s and other official Association meetings
Provides security for all files, legal and historical documents, membership and employee information
EXEC COMMITTEE & BOARD OF DIRECTORS SUPPORT
Ensures that the Board of Directors, executive committees and officers are fully informed of association conditions and all important factors affecting them
Attends all meetings of the Board of Directors and Executive/Finance committees
Plans, formulates and recommends for the approval of the Board of Directors basic policies and programs that will further Association objectives
Executes all decisions of the Board of Directors except when directors make other assignments
Is an ex-officio nonvoting member of the Executive/Finance committees and the Board of Directors
Directs and manages all approved staff programs, projects and major activities
Recruits, hires, orients, trains and motivates Association personnel
Is responsible for all reviews, promotions and terminations
Defines staff duties, establishes performance standards, conducts performance reviews and maintains a competitive compensation structure
Promotes interest and participation in Association activities to membership and reports Association activities through the Association communications media (Magazine, flyers, web site, social media, general mailings, RED ALERTS, press release, etc.)
Maintains effective relationships with other organizations, both public and private and ensures that Association and membership positions are enhanced in in accordance with the policies and objectives of the Association
Plans, coordinates and conducts public relations programs to enhance public acceptance of the Association and the rental housing industry
Serves as supervising editor of the Association’s official publication
Plans and conducts regular membership and official Association meetings and events such as trade show, Party with the Ponies and golf Tournaments
Develops education programs to advance the professional, technical and managerial skills of the membership while operating within the budget and program objectives the Board of Directors approves
Directly supervises staff employees
Is responsible for the overall direction, coordination, and evaluation of these employees and their respective departments. Carries out supervisory responsibilities in accordance with applicable laws and Association policy.
Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising employee performance; rewarding and disciplining employees, addressing complaints, and resolving problems.

EDUCATION AND EXPERIENCE:
Bachelor of Arts (BA) or Bachelor of Science (BS) degree or equivalent from a college or university; or a minimum of ten years related experience; or an equivalent combination of education and experience.
Ability to read, analyze, and interpret complex documents and respond effectively to sensitive inquiries and complaints. Ability to write speeches and articles using original or innovative techniques and style. Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to make effective and persuasive speeches and presentations on controversial or complex topics to top management, public and private groups, and boards of directors.
