The chief building engineer provides oversight to the engineering staff responsible for maintenance and repair services for several commercial buildings. The position reports to the commercial investment manager of a given region.
• Supervise and administer all requirements for engineering and maintenance. • Composes and maintains preventive maintenance program for the building/s. • Prepares bids for miscellaneous mechanical, electrical and construction projects. • Monitors the work conducted by service contract providers. • Monitors, along with the tenant service representative, response time and conclusion to requests. • May be required, on occasion, to perform all duties of the building engineer and respond to after hours or weekend building emergencies. • Communicates with the property manager to determine appropriate personnel or vendors required for the building. • Monitors compliance with life safety procedures and performs the duties of director of safety. • Maintains a safe and clean work environment. • Performs other duties as assigned.
To perform this role successfully, an individual must be able to perform all essential functions satisfactorily. The requirements define the knowledge, skill, and/or ability necessary to perform the essential functions. High school equivalent with college and/or trade/technical/vocational school training or a combination of education and recent relevant experience. Recent experience in aspects of commercial building maintenance required. Supervisory experience preferred.
HVAC certification may be required. Valid driver’s license if required to operate a licensed motor vehicle in order to perform the job duties.
Must have a general working knowledge of commercial buildings and advanced understanding of HVAC, electrical and plumbing. Knowledge of landscaping, janitorial maintenance, security and general construction required. Must be skilled in the use of various power tools and be computer literate. Must be able to manage and motivate people and communicate effectively verbally and in writing with a variety of internal contacts, vendors and contractors. Must be detail oriented, organized and able to multi-task.

This job is a labor position and considered heavy in physical requirements. Must be able to constantly stand, walk, bend at the neck, reach waist to shoulder, grasp and use dominant hand; frequently lift up to 40 pounds, pull/push up to 50 pounds, climb ladders or stairs, kneel/squat, twist body, reach above shoulders or below waist and repeat motions and perform fine finger manipulations.

Must be able to concentrate on intricate detail with moderate interruption. Must be able to understand the theories behind several related concepts. Must be able to remember complex task assignments given at the beginning of a period of time extending for several days.
The work involves indoor and outdoor activities with exposure to seasonal weather and the associated temperature fluctuations. Frequent exposure to airborne dust, paint fumes and the chemicals used in surface preparation and general maintenance work.
